The core focus of this concept lies in the acquisition and management of residential properties, particularly within the value-add segment. Investments are ideally made in major metropolitan areas in Germany and their surrounding regions. In addition, selected opportunities are identified and leveraged in a targeted manner.

Specifically, IMMO INVESTMENTS FUND AG acquires properties either to dispose of them profitably after a short holding period or to enhance their value significantly and sustainably over the medium term through an active “manage-to-core” approach.

We shape the value creation of a property from the initial concept through development and sales to long-term asset management. The manage-to-core strategy is an active value creation approach within the real estate sector, whereby existing properties with development potential are systematically optimised. The focus lies on assets in very good to good locations which, due to vacancy, deferred modernisation or a weak tenant structure, do not fully realise their market potential.

The objective is to transform these properties into stable, low-risk core assets through strategic and structural measures. Following successful implementation, such assets are characterised by long-term secured cash flows, high occupancy rates and sustainable market positioning.

Property Selections

Typical target assets for manage-to-core investments include office, retail or residential properties in established locations whose underlying structure is fundamentally sound but which require optimisation.

Common shortcomings relate to technical specifications, energy efficiency or space configuration. An unfavourable tenant structure — such as short remaining lease terms or lower credit quality — may also necessitate repositioning.

The decisive factor is that the location and market environment are sustainable in the long term, enabling targeted investment measures to deliver lasting value enhancement.
