What is “temporary living”?

“Temporary living” refers to a residential concept in which fully furnished and equipped apartments are let for a fixed period of time. The rental duration typically ranges from a few weeks to several months.

The primary target groups include commuting professionals, project-based staff, expats, students and individuals in transitional situations (e.g. following a relocation or during renovation works). The apartments are ready for immediate occupation and often include services such as internet access, cleaning services and all-inclusive utility arrangements.

In contrast to traditional residential lettings, the key focus of temporary living is flexibility.

Advantages

For owners and investors, the concept offers several economic benefits. Due to the furnished nature of the apartments and the service-oriented character of the model, higher rents per square metre can be achieved compared with traditional residential lettings. In addition, the flexible rental terms allow for a swift response to market changes. In high-demand cities or economically dynamic regions, this can result in consistently high occupancy rates.

For tenants, the advantages lie in short-term availability, full furnishing and greater financial predictability through all-inclusive cost structures.

Economic Viability & Strategy

From a real estate management perspective, temporary living is particularly suited to locations with high levels of professional mobility, universities or major corporate hubs. It can be implemented as a repositioning measure in cases of vacancy or as an independent usage concept within mixed-use developments.

At the same time, the model requires professional management, as tenant turnover is more frequent and marketing efforts as well as maintenance costs are typically higher than in long-term residential lettings.
